Step 1 - Initial Consultation
Our process starts with a free, no obligation property assessment and consultation.
This enables us to get a clear understanding of what you need and it’s a chance for you to see what is possible. We’ll chat through:
your ideas and requirements and your property’s potential
a guide cost and an idea of timings
assistance with instructing and appointing architects for compliance with planning and building regulations
any questions you may have about our service
Step 2 -Planning
We will work with you to:
obtain easy to read scaled plans
discuss how long the project will take
what building materials will be used
a breakdown of costs for your project
We will work with your architect with applying for planning, including technical drawings which will be needed for the construction and build. These drawings are submitted to the local planning authority for approval.
At this stage, we’ll prepare a building contract and a building programmed so you know what to expect and when.
Step 3 - Execution
Your dedicated project manager will be your point of contact throughout construction giving you regular updates about how the project is progressing.

I contacted Lyall Building Solutions at the end of May as I wanted a pitch roof built above my front porch and also an internal drainage pipe removed from a downstairs cupboard. Simon visited and assessed what would be needed - he explained fully what he would do and how long the work would take. I received a quote from Simon the next day which I accepted. The work began the following week - Simon arrived at the agreed time and got to work right away. The job was completed in a week - a very professional piece of work and I am very pleased with it. I found Simon easy to talk to, he communicated regularly with me about what was happening; he even suggested getting a new outside light for the front door which I did - much nicer than my previous one. There was limited cleaning up to do as most of it was done by Simon at the conclusion of the work.
